Duplex can be 2 separate units or 2units with shared common wall in one lot.

Twin home is the 2 identical homes side by side with shared common wall in between on separate lot.

Well twin home is classified as single-family home, usually don't have HOA. 

You don't see this often but it's perfect for 2 generation family.

The benefit of this twin home is affordability and maintenance.

It is single family yet, it is usually more affordable, and you only need to maintain your side of house.
